Much of Miami sits on porous limestone with a high water table, which pushes moisture up through slabs. Moisture rising through the concrete is a common reason coatings lift, so ask whether your installer tests the slab first (ASTM F1869 or F2170) and uses a moisture-mitigating primer when the readings call for it.
Plain epoxy is not UV-stable and ambers in sun, so South Florida installers lean on UV-stable polyaspartic and polyurea topcoats, especially anywhere sunlight reaches. Humidity also changes how resins cure, which is why installers watch the weather and the slab temperature on install day.
A hot tire parked on a weaker or poorly prepared coating can mark or lift it. Proper grinding first and a topcoat rated for heat are what prevent it.
Installers here price a standard 2-car garage as about 400 to 500 sq ft. The calculator above starts at 450; measure yours for a closer number.
Outdoor coatings face what garage floors do not: constant sun, salt air, chlorinated water and wet bare feet. Art of Coating's guide sets a wet slip-resistance rating (coefficient of friction) of 0.60 or higher for any pool deck coating, and notes that dark colours get painfully hot in direct sun.
The common choices are an acrylic cool-deck texture, which Concrete Solutions FL describes as the most common in South Florida, slip-resistant and heat-reflecting, and UV-stable polyaspartic systems with a textured, slip-resistant finish. Standard epoxy should not be the exposed top layer outdoors, because it ambers in sun.
In gated communities, check your HOA first: Concrete Solutions FL notes that Wellington and many Palm Beach County communities set rules on deck colours and materials.
From installers' own published prices, most 2-car garages come in between about $2,500 and $6,000. Premium polyurea systems and floors with moisture or crack problems cost more.
Published South Florida prices run about $4 to $8 per sq ft for an acrylic cool deck, $5 to $10 for epoxy and $7 to $12 for polyaspartic. One installer prices an 800 sq ft deck at $3,200 to $8,000 depending on the system.
Polyaspartic is UV-stable and tolerates heat better, so it is the usual choice where sun reaches the floor and for the topcoat on most garages here. Epoxy is cheaper and still common as a base coat indoors. Outdoors, epoxy should not be the exposed layer.
One-day systems are polyaspartic or polyurea, not epoxy, and one day means one day of work. You usually wait 24 to 72 hours before parking on it. Ask when you can drive on it, not just how long the install takes.
Florida's Department of Revenue says that under lump-sum, cost-plus, fixed-fee and time-and-materials contracts the contractor is the final consumer of the materials, and no sales tax is collected from the property owner. Retail-sale-plus-installation contracts are treated differently. Check how your installer bills it.
