Textured, durable — the garage favourite
For a typical two-car garage (about 400–450 sq ft), most GTA installers quote roughly $2,500–$4,500 for a full-flake system with a polyaspartic topcoat, installed. Installed prices in the Toronto area generally run $5–$12 per square foot depending on the system (solid colour is cheapest, full-flake mid-range, metallic and designer finishes at the top), the condition of your concrete, and the size of the job — larger floors cost less per foot.
Four things dominate: concrete condition (cracks, pitting, previous coatings, oil stains all need prep), floor size (per-foot pricing drops as area grows), the system and topcoat you choose, and extras like stairs, cove base, or anti-slip additive. Basements below grade sometimes need a moisture barrier, which adds $2–$3.50 per square foot.
They solve different problems. Polyaspartic topcoats are UV-stable (no yellowing), far more flexible in Canadian freeze-thaw cycles, and cure fast enough for one-day installs — which is why most premium GTA garage installers now finish with polyaspartic over an epoxy or polyurea base. It costs $1.50–$2.50 more per square foot than a standard epoxy topcoat.
