Atlanta Concrete Coatings points out that many homes built in the 1960s to 80s sit on original slabs without a modern vapor barrier. Moisture coming up through the concrete can make a coating lift, so careful installers test the slab first (an in-slab humidity test, ASTM F2170, or a calcium chloride test, ASTM F1869) and use a moisture-mitigating primer where the readings call for it. Ask whether your quote includes a moisture test.
Red clay soil and Georgia humidity are hard on bare concrete. Cracks are opened up and filled before coating, so they do not come back through the new floor. A coating does not fix a slab that is still moving, so a crack that keeps widening needs a look before anything goes down.
Several Atlanta installers finish with a polyaspartic topcoat for UV stability and resistance to hot-tire pickup, the marks or lifting a hot tire can leave on a weaker coating. Plain epoxy is not UV-stable and can amber where sun reaches it through an open door.
Installers here price a standard 2-car garage as about 400 to 500 sq ft. The calculator above starts at 450; measure yours for a closer number.
Garage Floor Masters lists joint caulking at $112 for a 2-car garage and removing an old epoxy or polyaspartic coating at about $1 per sq ft. Peach State Epoxy sets a minimum of $2,600 or more. A quote far below the others usually leaves out prep.
From installers' own published prices, most 2-car garages come in between about $1,600 and $4,500. A full polyaspartic system runs about $3,500 to $6,000. Cracks, old coatings and moisture add to that.
Both are used here. Polyaspartic costs more but is UV-stable and cures faster, which is why many installers finish with a polyaspartic topcoat even over an epoxy or polyurea base. What matters most either way is grinding the slab properly first.
It is a good idea. Older slabs often have no vapor barrier underneath, and moisture rising through the concrete is a common reason coatings lift. A proper test (ASTM F2170 or F1869) takes a few days and is done before install day.
One-day systems are polyaspartic or polyurea, not epoxy, and one day means one day of work. You usually wait 24 to 72 hours before parking on it. Ask when you can drive on it, not just how long the install takes.
Georgia's Department of Revenue treats a contractor improving real property as the consumer of the materials, who pays the tax when buying them, and says repair and installation labor is exempt when separately stated on the invoice. Check how your installer bills it.
No. It is a range built from what local installers publish. An installer confirms the real price after seeing your floor, usually with a free visit. If you want quotes, leave your details and we will pass them to a local installer.
