What a garage floor coating quote should include, and how to compare two quotes

Researched by the Pictimate research team · Sources checked October 13, 2026 · How we research

Two quotes for the same garage can describe two different jobs. They can only be compared once both say the same things: the floor area, the preparation, the repairs, the layers, the date you can park and the warranty. This checklist is built from what the installers on our city cost guides publish about their own prices, quotes and warranties, and each line names the installer and links its page.

Several of them publish their own list of what a quote should spell out.[1 to 6] Every page was read on October 13, 2026. Dollar figures are examples from those pages, labelled US dollars or Canadian dollars each time and never converted. None of them is a quote.

The checklist: 14 things a garage floor coating quote should say

Hold each quote against this list. A line that is missing is not proof of a problem. It is a question to ask before you sign.

  • The floor area the price is based on, in square feet.
  • How the concrete is prepared: diamond grinding, shot blasting or an acid etch.
  • Which crack, pit and joint repairs are in the price, and what more repair would cost.
  • Whether the slab is tested for moisture, and whether a moisture barrier is included.
  • Whether removing an old coating or paint is included.
  • Each layer by product name, and the number of coats.
  • The flake coverage: a full broadcast or a lighter one.
  • The topcoat: epoxy, polyurethane or polyaspartic, and any anti-slip additive.
  • Stem walls, steps and the lip outside the door: included, priced or left out.
  • How many days the install takes, and the date you can park, in writing.
  • The warranty: how long, what it covers, what it excludes, who backs it and whether it transfers.
  • Any minimum job charge.
  • Whether sales tax is in the price.
  • The deposit, when the balance is due, and how long the quote is valid.

Installers say much the same. A1 Concrete Coatings says a complete estimate should spell out the prep work (grinding, crack or spall repair, degreasing and moisture testing), the coating system and finish, and how long before you can use the garage again.[1] Epoxy Experts says a good quote should spell out "the prep method, the number of coats, the specific coating system, the total square footage, and the warranty length."[2] GLI Epoxy Flooring says crack repair, moisture barriers and anti-slip additives should also be listed clearly.[3] Ace Garage Pros puts it in one rule: "Compare the written scope, not just the total."[4]

The floor area the price is based on

Installers do not agree on how big a 2-car garage is. On their own price pages, a 2-car or double garage means anything from 350 to 600 sq ft.[7 to 9]

  • Garage Floors 4 Less: 350 to 425 sq ft.[7]
  • Integrity Concrete Coatings and Ace Garage Pros: 440 sq ft.[10, 11]
  • Carefree Stone: about 450 sq ft.[12]
  • M&M Floors: 484 sq ft, a garage of 22 by 22 ft.[13]
  • TORQ Coatings: 500 sq ft.[6]
  • A1 Concrete Coatings: 400 to 576 sq ft.[1]
  • Epoxy Experts and Wish Coatings: 400 to 600 sq ft.[8, 9]

So a price for "a 2-car garage" is not enough. The quote should give the measured square footage. Check it against your own tape measure: length times width, in feet. Integrity Concrete Coatings, Wish Coatings and M&M Floors each say they measure the floor before they quote.[9, 10, 13]

Ask whether that area counts the steps and the stem walls. Ace Garage Pros lists the same measured floor area, including steps, stem walls, vertical edges and other coated surfaces, as the first thing to put beside two quotes.[4]

What installers publish for each garage size, with the floor area each one uses, is on our page on epoxy garage floor cost by size.

Grinding: is it in the price, and is it grinding at all?

Many installers on our guides say in so many words that diamond grinding is in their price.

  • Check's Epoxy lists diamond grinding and prep as "Included" on its price page.[14]
  • Epoxy Experts says "Every Epoxy Experts rate includes diamond grinding", and that only extra work is quoted on top.[8]
  • M&M Floors: "All prices include grinding, crack repair, two coats of resin, vinyl flake broadcast, and a topcoat."[13]
  • Red Diamond Epoxy says all its ranges include diamond grinding and proper surface prep.[15]
  • TORQ Coatings: "Basic garage floor coating includes grinding, coating application, and standard flake coverage."[6]
  • Wish Coatings says diamond grinding, crack repair, edging and dust cleaning are all in its upfront quote.[16]
  • GLI Epoxy Flooring says the prep work is always included in the quote it gives, not added at the end.[3]

Grinding is not the only way a slab gets prepared. Some quotes are for an acid etch instead, and that is a different job. Sherwin-Williams says acid etching cannot remove curing compounds or oily deposits, adds water to the concrete, and tends to leave a CSP 1 to 2 surface profile that suits only very thin coatings, where today's thicker floor systems need CSP 3 or more.[17]

Installers on our guides say the same about their own work. Professional Garage Concepts: "We do not acid etch."[18] Garage Strategies does not recommend sanding the floor or an acid etch, and says they are "not a comparable floor surface preparation."[19] Ace Garage Pros says acid etching can roughen some bare concrete but does not remove many coatings, sealers, oils or surface defects.[20] Priority One Epoxy Flooring's terms call mechanical profiling mandatory and allow acid etching only with the client's approval and a disclaimer.[21]

What to check: the quote names the preparation method for the main floor, the edges and the corners.[4] If it says etch, acid wash or clean and coat, you are comparing it with a different job, not with a cheaper version of the same one.

Crack and pit repair: included, or priced?

Installers handle repairs in three ways. A quote should say which one it uses.

In the price

Surface Coating Experts lists crack and pit repair in what its price covers, and Professional Garage Concepts lists crack, spall and pop-out repair under its full flake price.[18, 22] Floor Shield Phoenix says cracks and pitting are repaired as part of the installation.[23]

In the price up to a point

Ace Garage Pros includes minor crack and pit repair in its standard price, and says extensive, active or structural defects need a separate written scope.[4] At Integrity Concrete Coatings, repairs move a floor from the $6 end of its per sq ft range toward the $10 end (US dollars), and it says almost every job stays inside the range.[10]

Priced as an extra

In US dollars, Check's Epoxy lists crack and pit repair at $200 to $600, only if the slab needs it.[14] High Performance Concrete Coatings says repair work is not included in its per sq ft prices.[24] Carefree Stone's calculator shows the effect on a 2-car floor of about 450 sq ft, in US dollars: $2,475 to $3,050 in good condition, $2,825 to $3,375 with minor cracks and $3,375 to $3,950 with heavy damage.[12]

In Canadian dollars, Whitcrete's calculator adds $150 for a few cracks and minor spalling, $300 for many cracks and moderate spalling, and $500 for cracks, spalling and pitting.[25] M&M Floors says to budget $0.75 to $1.50 more per sq ft for heavy prep (Canadian dollars).[13]

Ask which repairs are in the base price, which are excluded, and what could become a change order. That is the question Ace Garage Pros suggests putting to every contractor.[4] Ace also says concrete can keep moving, so no responsible quote can promise that a repaired crack stays invisible.[4]

Moisture testing and a moisture barrier

Professional Garage Concepts says moisture vapor pushes up through a slab, condenses under the coating and lifts it.[18] The fix is a separate layer with its own price, so a quote should say whether the slab is tested, how, and whether a barrier is in the price.

Who says they test

  • Professional Garage Concepts runs a moisture test on slabs that raise a flag: a calcium chloride test or an in-slab relative humidity probe.[18]
  • Priority One Epoxy Flooring's terms say its quotes include moisture testing, and give ASTM F2170 as the example.[21]
  • Epoxy Experts says every job starts with moisture testing.[8]
  • Red Diamond Epoxy says its free estimate includes a moisture reading.[15]
  • Garage Strategies tests the concrete's moisture and hardness at its site visit.[19]

Whether the barrier is in the price

  • Included. Red Diamond Epoxy puts a moisture vapor barrier under every floor and says it is already in its flake and metallic prices. Surface Coating Experts lists a primer or moisture barrier in what its price covers.[15, 22]
  • An add-on. Professional Garage Concepts prices a moisture vapor barrier primer at $1 to $2 per sq ft (US dollars) for slabs that test high, and adds a cure day to the schedule.[26]
  • A separate choice. Ace Garage Pros recommends a barrier on every floor as a separate selection, and says it is included only when the written quote names the system.[4, 11]
  • Priced after the test. Epoxy Experts prices a moisture mitigating primer after it sees the results, as a separate line on the written quote.[8]
  • On a basement floor, GLI Epoxy Flooring says a moisture mitigation primer adds $1.50 to $3 per sq ft (Canadian dollars).[27]

A barrier can change the warranty too. Ace Garage Pros offers its limited lifetime moisture coverage only where an approved moisture vapor barrier was part of the original system.[28]

Removing an old coating or paint

If the floor already has paint or a coating on it, the quote should say whether taking it off is included.

  • Not in the advertised price. Saguaro Surface Coatings says removal of an old or existing coating is not included in its promotion price.[29]
  • Itemised. Professional Garage Concepts says removal of a failed coating adds to its price and is itemised on the written quote. Ace Garage Pros treats it as a separate item when the inspection shows it is needed, and Epoxy Experts lists it as a separate line.[4, 8, 26]
  • Inside the price. Floor Shield Phoenix says full coating removal is always built into its upfront quote. At Integrity Concrete Coatings, removal moves a floor up inside its range.[10, 23]

One installer shows what it can cost. Carefree Stone's calculator gives $3,150 to $3,725 for a 2-car floor of about 450 sq ft with an existing coating, against $2,475 to $3,050 in good condition (US dollars). That is $675 more at each end, by our subtraction.[12]

The system: layers, number of coats and thickness

Epoxy, polyurea and polyaspartic are families of products, not a description of a floor. Ace Garage Pros says a proposal may use one chemistry name without identifying the exact products, the number of layers or the job of each layer.[4] Here is how some installers describe their own build.

  • M&M Floors: grinding, crack repair, two coats of resin, a vinyl flake broadcast and a topcoat.[13]
  • Red Diamond Epoxy: a diamond grind, a basecoat, broadcast flake and two clear topcoats.[15]
  • Integrity Concrete Coatings: a polyurea base coat, a full flake broadcast and a clear polyaspartic topcoat.[10]
  • Superior Epoxy Floors, on its sale floor: a high solids epoxy basecoat, decorative flake and a polyaspartic clear coat.[30]

M&M Floors also publishes a thickness: 20 to 35 mils for its floors, against 3 to 4 mils for a DIY kit.[13]

Ask for the product name of each layer and the number of coats. Epoxy Experts says a quote missing those details "is not cheaper, it is just less specific."[2] Priority One Epoxy Flooring says to compare the named products, the preparation, the complete build and the parking schedule, not the coating name alone.[5]

Flake coverage and the topcoat

Flake: full broadcast or lighter

Professional Garage Concepts describes a full broadcast as flake thrown until the floor rejects it, so no base colour shows through, and a partial broadcast as a controlled lighter coverage.[18] The difference shows up in the price. Superior Epoxy Floors says its sale floor costs less because it uses a medium (light) flake broadcast, a limited colour selection and fewer years of warranty.[30]

M&M Floors adds about $0.40 per sq ft for a full broadcast over a light scatter (Canadian dollars).[13] A1 Concrete Coatings says premium finishes, such as a custom flake blend or an extra-thick broadcast, push its flake system toward $10 to $12 per sq ft (US dollars).[1] At Integrity Concrete Coatings every floor gets a full flake broadcast, so the finish does not change its price.[10]

The topcoat

Professional Garage Concepts says the clear topcoat is the layer that does the work of resisting UV, chemicals and abrasion.[18] Which topcoat you get changes the price. Sledge Concrete Coatings charges $0.50 per sq ft more for a polyaspartic system than for its polyurethane one (US dollars).[31] M&M Floors adds $1.50 to $2.50 per sq ft for a polyaspartic topcoat on any of its systems (Canadian dollars).[13]

Ask about grip as well. Professional Garage Concepts says a clear gloss topcoat with no additive is slick when wet, and that it can blend grit into the topcoat at a texture level you approve.[18] Ace Garage Pros includes an anti-slip additive in its standard build.[4]

For which topcoat suits your garage, and what a polyaspartic floor costs, see polyaspartic vs epoxy garage floors and polyaspartic garage floor cost.

Stem walls, steps and the lip outside the door

These sit outside the flat floor, and several installers price them on their own.

  • TORQ Coatings: stem wall coverage and the lip outside the garage door each add to its price.[6]
  • Superior Epoxy Floors: stem walls add $100 to $150 (US dollars).[32]
  • Floor Shield Phoenix: vertical surfaces go on the quote "as its own line."[23]
  • Check's Epoxy: stairs, thresholds and cove base are quoted for your space.[14]
  • Garage Boss: stem wall coating and stair coating are options that match the floor.[33]
  • Whitcrete: steps and grade beams affect the cost, and it coats the vertical grade beam during its one-day install if you want it.[25]
  • Garage Floors 4 Less: steps or a wall base are among the things its price varies with.[7]
  • Integrity Concrete Coatings: a coated step is a detail it measures and includes in the quote.[10]

Check that the quote marks each one as included, priced or not included.

Install days and the date you can park

How long the crew is there and when the car goes back in are two different numbers. Priority One Epoxy Flooring says installation time and the time before parking are separate.[5] These are the times installers publish for vehicles.

  • About 24 hours, or the next day: Professional Garage Concepts for its polyaspartic floors, Whitcrete, Garage Boss, Garage Strategies, Floor Shield Phoenix and Superior Epoxy Floors.[18, 19, 23, 25, 32, 33]
  • 24 to 48 hours: Wish Coatings. 48 hours after the topcoat: Ace Garage Pros.[16, 34]
  • Roughly 2 to 3 days: Check's Epoxy. 72 hours: Red Diamond Epoxy and High Performance Concrete Coatings.[15, 24, 35]
  • 5 to 7 days: M&M Floors, Epoxy Experts for most epoxy systems, and Professional Garage Concepts for its epoxy floors.[13, 18, 36]

Each figure is that installer's statement about its own products. Check's Epoxy and Ace Garage Pros both say temperature and humidity change cure times.[34, 37]

Ask for the park date in writing. Professional Garage Concepts says it tells you exactly what day your vehicles can come back in, and Priority One says vehicle access follows the written release date for your floor.[5, 18]

The install itself runs from one day at Integrity Concrete Coatings and Floor Shield Phoenix to 2 to 3 days at TORQ Coatings and Red Diamond Epoxy.[6, 10, 15, 23] Ask what would stretch it. Professional Garage Concepts adds a cure day for a moisture barrier primer and a removal day for a failed coating.[18, 26]

The warranty, in each installer's own words

Ace Garage Pros says warranty headlines can sound similar while coverage periods, covered failures, exclusions and claim steps are very different.[4] Below is what installers on our guides publish, quoted or closely paraphrased. We do not rate any of them. Each line is a summary, so read the installer's full document before you rely on it.

Installers in the United States

  • TORQ Coatings: a "Limited Lifetime Warranty" that covers peeling, chipping and yellowing "due to poor workmanship or product failure", with labor and materials. Not covered: hydrostatic pressure, substrate failure and corrosive liquids. It is transferable to one additional homeowner.[38]
  • Integrity Concrete Coatings: residential floors under a roof "carry a lifetime warranty". It covers "peeling, chipping, blistering, delamination from a properly prepared slab and fading from UV exposure, and it transfers to the next owner of the home. It does not cover cracks in the slab."[10]
  • Ace Garage Pros: "up to 15 years on qualifying residential systems", given to the original purchaser. It covers peeling, flaking, bubbling, delamination or chipping "caused solely by defective workmanship" or a covered material failure. Not covered: cracks and slab movement, impact damage, tire staining, moisture outside the limits of the installed system, and changes in colour or gloss.[28, 34]
  • Red Diamond Epoxy: "a lifetime warranty against delamination".[15]
  • Check's Epoxy: its flake garage system "carries a lifetime warranty against delamination under normal residential use, subject to the terms on your written agreement."[37]
  • Superior Epoxy Floors: a 4-year warranty on its sale floor and a 20-year warranty on its Full Broadcast system.[30]
  • Saguaro Surface Coatings: a "20-Year Limited Adhesion Warranty on qualifying residential installations", for the original purchaser only and non-transferable. Not covered: concrete movement and cracking, physical damage, chemical spills left unattended, and moisture such as hydrostatic pressure or moisture vapor transmission.[39]
  • Floor Shield Phoenix: "a 15-year manufacturer warranty on every polyaspartic coating we install". It says it handles the repair or recoat directly.[23]
  • High Performance Concrete Coatings: "All systems are warranted for a minimum of five years. All decorative systems carry a 10-year warranty".[24]

Installers in Canada

  • Epoxy Experts: "a 15 year written warranty against peeling and delamination on flake and solid garage floors up to 1,000 square feet, and 5 years on metallic floors." It "takes effect once the job is paid in full and does not cover cracks in the concrete, moisture coming up through the slab, or chemical damage."[8]
  • Wish Coatings: a 20-year colour and adhesion warranty on concrete. Not covered: physical damage, concrete movement, moisture and substrate issues, and chemical damage. It is for the original purchaser only and is not transferable if the home is sold.[40]
  • Priority One Epoxy Flooring: "Our standard workmanship warranty covers defects in installation for 1 year. Manufacturer product warranties vary".[21]
  • Surface Coating Experts: "a 5-year workmanship warranty".[22]
  • M&M Floors: a written 5-year warranty.[13]
  • Whitcrete: "a 10 year warranty with our installation."[25]
  • Garage Boss and Garage Strategies each list a 15 year warranty.[19, 33]

What to read for

  • Cracks. Every warranty above that lists its exclusions leaves out cracks or movement in the concrete: TORQ Coatings, Integrity Concrete Coatings, Ace Garage Pros, Saguaro Surface Coatings, Epoxy Experts and Wish Coatings.[8, 10, 28, 38 to 40]
  • Moisture from under the slab. TORQ Coatings, Saguaro Surface Coatings, Epoxy Experts and Wish Coatings exclude it, and Ace Garage Pros excludes moisture beyond the limits of the installed system.[8, 28, 38 to 40]
  • Who it belongs to. TORQ's and Integrity's transfer to a later owner. Saguaro's and Wish's do not, and Ace's is given to the original purchaser.[10, 28, 38 to 40]
  • Who backs it. Floor Shield Phoenix describes a manufacturer warranty, and Priority One separates its own 1 year workmanship warranty from the manufacturers' product warranties.[21, 23]
  • What keeps it valid. Epoxy Experts' and Ace Garage Pros' warranties apply once the job is paid in full, Wish Coatings makes following its care guide a condition, and Check's Epoxy asks you to follow its walk-on and drive-on times to protect your warranty.[8, 37, 40, 41]

The question to ask is the one Ace Garage Pros suggests: "Can I read the full warranty and exclusions before I approve the quote?"[4]

Minimum charge, sales tax, deposit and how long a quote lasts

Minimum job charge

In US dollars, Dallas Epoxy Guys has a $2,500 minimum on residential floors of 0 to 400 sq ft, and Ace Garage Pros starts floor coating at $1,850.[34, 42] In Canadian dollars, M&M Floors has a minimum on-site charge of $1,800.[13] Priority One Epoxy Flooring says smaller projects may be affected by a minimum charge, and Garage Boss says its sale prices need a minimum square footage.[5, 33]

If your garage is a 1-car, ask whether a minimum applies to it.

Sales tax

Our six city guides cite 30 installer pages for prices. We read each one again for this checklist, and 28 of them do not mention sales tax. Saguaro Surface Coatings says tax is not included in its promotion price. Priority One Epoxy Flooring says its written quote confirms inclusions and applicable taxes. M&M Floors' terms say its prices exclude applicable taxes.[5, 29, 43] So ask for the total with tax, and whether tax is a separate line.

How sales tax applies to an installed floor coating depends on the state or province. Each city guide gives the rule for its area from the tax authority's own page: Chicago, Dallas-Fort Worth, Phoenix, Minneapolis-St. Paul, Jacksonville, Toronto, Vancouver and Edmonton.

Deposit and balance

  • Wish Coatings: a 50% deposit holds the install date, and the rest is due after the job is done and you have done the final walkthrough.[16]
  • Priority One Epoxy Flooring: a deposit is required at the time of scheduling, with the balance due on completion. Cancelling or changing less than 72 hours before the work may cost a fee equal to the deposit.[21]
  • Integrity Concrete Coatings: a deposit may be required before work begins, and final payment is due on completion. Cancelling less than 48 hours ahead may forfeit the deposit.[44]
  • M&M Floors: a deposit may be required to secure scheduling, with the balance due on completion.[43]
  • Ace Garage Pros: a deposit may be required to reserve the install date and order materials. The amount and the payment schedule are on the written quote.[41]
  • Check's Epoxy: "Deposits and balances are due as stated on your quote or invoice."[37]

Of these six, only Wish Coatings states the size of the deposit. For the others it is on the quote, so check that it is.

How long the quote is valid, and what can change it

M&M Floors, Priority One Epoxy Flooring and Integrity Concrete Coatings each say a quote is valid for 30 days.[21, 43, 44] A written quote can still change if the job does. Check's Epoxy says its final price "stays firm unless the scope of work changes."[37] Ace Garage Pros says a change to the agreed scope is documented as a change order with its own pricing before it proceeds, and Integrity says a quote may be adjusted for site conditions found during preparation.[41, 44]

Ask how far ahead the installer is booked. Garage Strategies says its calendar is typically booked 6 to 12 weeks out, and it holds a tentative install date before the site visit.[19]

How to compare two quotes: a worked example

To show the method, here are the prices two Chicago-area installers publish for a 2-car garage. They are published prices, not quotes, and both are in US dollars. This is not a ranking of the two businesses.

Two published 2-car garage prices from the Chicago area, in US dollars
InstallerPublished 2-car priceWhat the page says it coversPer sq ft, our arithmetic
TORQ Coatings[6]Lombard, IL · USDDated February 9, 2026$3,500 to $6,500 for 500 sq ftGrinding, coating application and standard flake coverage. Premium flake blends, stem walls and the lip outside the door add to it.$7.00 to $13.00
Integrity Concrete Coatings[10]Sycamore, IL · USDDated October 6, 2026$2,640 to $4,400 for 440 sq ftThe assessment, diamond grinding and prep, a polyurea base coat, a full flake broadcast, a clear polyaspartic topcoat and the install. Repairs stay inside the range on almost every floor.$6.00 to $10.00

Prices as each installer publishes them on its own site. They change, and none of them is a quote. Pictimate is not affiliated with these businesses.

  1. Put both on the same floor area. The two totals are for different floors, 500 sq ft and 440 sq ft, so divide each total by its area. That gives $7.00 to $13.00 per sq ft for TORQ Coatings and $6.00 to $10.00 for Integrity Concrete Coatings. The division is ours, and it matches the rate each one publishes.[6, 10]
  2. See how much of the gap is just floor. The low ends are $860 apart: $3,500 against $2,640. The extra 60 sq ft, at the $7 low rate, accounts for $420 of that. The arithmetic is ours.
  3. Line up what each price covers. Both include grinding, the coating and flake. Integrity says repairs stay inside its range on almost every floor. TORQ says an older garage needing extensive prep hits the higher end of its range. On a real quote, ask each for the repair allowance in dollars.[6, 10]
  4. Line up the extras. TORQ lists stem walls and the outside lip as additions. Integrity says a coated step is measured and included in the quote. On a real quote, each should be marked included, priced or not included.[6, 10]
  5. Line up the schedule. TORQ gives 2 to 3 days for an install and Integrity gives one day. Neither of these two pages gives a park date, so ask for it in writing.[6, 10]
  6. Line up the warranty. TORQ publishes a limited lifetime warranty that covers peeling, chipping and yellowing and can pass to one more homeowner. Integrity publishes a lifetime warranty on residential floors under a roof that covers peeling, chipping, blistering, delamination and UV fading and transfers to the next owner. Both leave out cracks in the concrete.[10, 38]
  7. Only then compare the totals.

A real quote is one number, not a range, which makes the first step simpler: the total divided by the measured square feet. Ace Garage Pros makes the same point about real quotes: "a higher quote is not automatically better, and a lower quote is not automatically incomplete."[4]

Questions to ask an epoxy flooring contractor

  1. What floor area is this price for, and does it count the steps and stem walls?
  2. Do you diamond grind the whole floor, edges and corners included, or is it an etch?
  3. Which crack, pit and joint repairs are included, and what would trigger an extra charge?
  4. Will you test the slab for moisture, and how? Is a moisture barrier included, optional or not needed?
  5. Is removing my old coating or paint included?
  6. Which product goes into each layer, and how many coats are there?
  7. Is the flake a full broadcast? Which topcoat is it, and is there an anti-slip additive?
  8. Who will install the floor: your own crew or a subcontractor?
  9. How many days will it take, and on what date can I park on it?
  10. Can I read the full warranty and its exclusions before I sign? Who backs it, and does it transfer?
  11. Is there a minimum charge, and is tax included?
  12. What is the deposit, when is the balance due, and how long is this quote valid?
  13. What could change the price after I sign?

TORQ Coatings publishes a shorter list of its own for homeowners getting estimates: the condition of the concrete, the prep work included, the coating system, a realistic timeline, and what the warranty covers and for how long.[6]

On who does the work, two installers put it in writing. Garage Strategies says its installers are employees and that it does not sub-contract its floor coating installations.[19] Professional Garage Concepts says the person who quotes your floor works for the company that installs it.[18]

Five checks on the business behind the quote

A quote is only as good as the business that signs it. These are the five checks we run before we cite an installer on a cost guide, written so you can run them yourself. They are checks, not accusations, and a new business can pass all five.

  1. A registered business with a name. Look up the legal name on the quote in your state or provincial business registry. The name on the registry should match the name on the quote.
  2. An address or a licence you can look up. Where contractors are licensed, check the number on the regulator's own site. In Arizona, for example, Sledge Concrete Coatings, Check's Epoxy and Floor Shield Phoenix each print their Registrar of Contractors number on their sites. Ask for proof of insurance as well.[14, 23, 31]
  3. Its own job photos. Ask for photos of floors the installer did, with the area and a rough date, not manufacturer or stock images. Garage Strategies says all its gallery pictures are "our actual photos of our work, not renderings or manufacturer shots", and Ace Garage Pros publishes its projects with the city, the month and the floor area.[19, 34]
  4. Its own price. The number should be this installer's price for your floor, in writing, after someone has seen or measured the slab. A figure described as what floors usually cost in your city is a market range, not a quote. Red Diamond Epoxy, Epoxy Experts and Wish Coatings each say they give a fixed or firm written quote.[8, 9, 15]
  5. The business that quotes is the business that installs. Ask who will be on site. A site that offers to connect you with an installer, and names no address or owner, is a referral service and not a contractor, and it may pass your details on.

None of this is a comment on any business named on this page. Every installer named here passed these checks for one of our city guides.

How we apply the checks, and where our prices come from, is on how we research our cost guides.

Questions

What should a garage floor coating quote include?

The measured floor area, the preparation method, the repairs that are included, any moisture test and barrier, the layers and number of coats, the flake coverage and topcoat, the park date, the warranty terms, and the price with any minimum, tax and deposit. Epoxy Experts says a good quote should spell out the prep method, the number of coats, the specific coating system, the total square footage and the warranty length.[2] A1 Concrete Coatings adds how long before you can use the garage again.[1]

How do I compare two epoxy garage floor quotes?

Start with the floor area, because installers price a 2-car garage at anything from 350 to 600 sq ft. Divide each total by its measured square feet.[7 to 9] Then line up the preparation, the repairs, the moisture barrier, the layers, the extras, the park date and the warranty, and compare the totals last. Ace Garage Pros says to compare the written scope, not just the total.[4]

What questions should I ask an epoxy flooring contractor?

Ask what floor area the price is for, whether the floor is diamond ground, which repairs are included, whether the slab is tested for moisture, which product goes into each layer, what date you can park, and whether you can read the full warranty before you sign. TORQ Coatings suggests asking about the condition of the concrete, the prep work included, the coating system, a realistic timeline and what the warranty covers.[6]

Is grinding included in a garage floor coating quote?

Often, but check that the quote says so. Check's Epoxy lists diamond grinding as included, and Epoxy Experts and M&M Floors say their prices include it.[8, 13, 14] An acid etch is a different preparation. Sherwin-Williams says acid etching tends to leave a CSP 1 to 2 profile, where today's thicker floor systems need CSP 3 or more.[17]

Should a garage floor coating estimate include a moisture test?

It should say whether one is done. Priority One Epoxy Flooring's terms say its quotes include moisture testing, Epoxy Experts says every job starts with it, and Professional Garage Concepts tests slabs that raise a flag.[8, 18, 21] A moisture barrier is included at some installers and an add-on at others. Professional Garage Concepts prices its primer at $1 to $2 per sq ft (US dollars).[26]

Does a garage floor coating quote include sales tax?

Ask, because most published prices do not say. Of the 30 installer pages our city guides cite for prices, 28 do not mention sales tax. Saguaro Surface Coatings says tax is not included in its promotion price, and M&M Floors' terms say its prices exclude applicable taxes.[29, 43] The rule itself depends on your state or province, and our city guides give it for each area.

How much is the deposit on a garage floor coating?

It varies, and most installers put it on the quote instead of their site. Wish Coatings asks for a 50% deposit to hold the install date, with the rest due after the final walkthrough.[16] Priority One Epoxy Flooring, Integrity Concrete Coatings, M&M Floors and Ace Garage Pros each say a deposit is or may be required, without giving the amount.[21, 41, 43, 44]

Is an online estimate the same as a quote?

No. Ace Garage Pros says its online estimator gives a planning range and that the written on-site quote controls the price and terms.[11] Carefree Stone labels its calculator "Estimate only, not a final quote."[12] The same goes for our own calculator: it gives a starting range, and an installer confirms the price after seeing the floor.

Why is one garage floor coating quote so much lower than another?

Usually because the two are not for the same job. Dallas Epoxy Guys says prices vary because not every contractor is quoting the same process.[42] Ace Garage Pros says a lower quote may reflect a promotion, a narrower scope or a different system, and is not automatically incomplete.[4] Superior Epoxy Floors says its sale floor costs less because of a lighter flake broadcast, fewer colours and a shorter warranty.[30]
