What Vancouver does to a garage floor

Rain, wet tires and grip

Vancouver International Airport averages 166 days a year with rain (Environment and Climate Change Canada, 1991–2020), and the harbour gets about 1,540 mm of precipitation a year. Wet tires bring that water inside. A glossy coating is slippery when wet: Canadian Flooring & Renovations adds anti-slip aggregate to the topcoat wherever the floor gets wet, and Go2Epoxy can mix a slip-resistant texture into the final coat. Flake alone doesn't make a floor grippy, Priority One points out, and Western Canada Coatings says no floor should be treated as slip-proof.

Moisture in the slab

Local installers name damp slabs as the big risk. West Pacific Coatings calls slab moisture the most common reason coatings fail early in the Lower Mainland, and points to Richmond and Delta, where a high water table keeps slabs on grade in contact with moisture. Many older homes were built without a working vapour barrier under the slab. A dry-looking floor proves nothing, Priority One notes, so the slab gets a moisture test first. An in-slab humidity test gives a number; a taped plastic sheet is only a screening check. Where readings call for it, Canadian Flooring & Renovations uses a moisture-tolerant primer.

Milder winters, with exceptions

The airport averages about 40 nights a year at or below freezing, against about 131 at Toronto Pearson (Environment and Climate Change Canada, 1991–2020). So freeze-thaw is gentler here than in most of Canada. The exceptions are higher up and further east: West Pacific Coatings notes more freezing nights and more road salt on the North Shore slopes and the upper parts of Coquitlam, and more freeze-thaw in Langley. Where salt gets tracked in, Priority One's advice is to rinse salt and slush off the threshold through the winter.

Cool, damp installs and cure time

FraserPlus Epoxy works between 10°C and 30°C for epoxy. Unheated garages in winter slow the cure, so Canadian Flooring & Renovations schedules around the temperature or switches to a system rated for colder conditions, and West Pacific Coatings notes that high humidity narrows the windows some systems can go down in. Polyaspartics tolerate cooler installs. Whatever the system, the product's data sheet sets the limits.

Cure time before you park

Canadian Flooring & Renovations keeps vehicles off for 3 to 5 days with a standard epoxy system, less with a polyaspartic topcoat, and longer in a cold garage in winter.

Questions people in Vancouver ask

How much does it cost to epoxy a 2-car garage in Vancouver?

From Metro Vancouver installers' own published prices, most 2-car garages in flake come in between about $1,800 and $4,800. Metallic runs about $4,000 to $9,000. Cracks, an old coating or a damp slab add to that, and some installers have a minimum job (Go2Epoxy's is $2,500).

Do I pay GST and PST on a garage floor coating in BC?

You pay 5% GST. BC treats a coating installed on your slab as part of your home, so the contractor pays the 7% PST when buying the materials, and the installation itself isn't subject to PST (gov.bc.ca, PST for real property contractors). Your bill normally shows GST and no PST. Most published prices don't say whether GST is included, so ask.

Is a coated garage floor slippery in the rain?

It can be when it's wet. Ask for anti-slip aggregate in the topcoat, which Vancouver installers recommend for floors that get wet. It helps grip, but no floor is slip-proof, so wipe up standing water.

Do I need a moisture test?

For most Vancouver slabs, yes: older homes often have no vapour barrier under the slab, and parts of Richmond and Delta sit on a high water table. An in-slab humidity test before install day tells the installer whether a moisture-tolerant primer is needed.

Can it be done in winter?

Usually, with planning. Standard epoxy cures slowly in a cold, unheated garage, so installers schedule around the temperature or use a product rated for lower temperatures, such as a polyaspartic. The product's data sheet sets the limit.

How long before I can park on it?

With a standard epoxy system, about 3 to 5 days according to Canadian Flooring & Renovations. A polyaspartic topcoat shortens that, and a cold garage lengthens it. Your installer will give you the times for the products they use.

Is this estimate a quote?

No. It is a range built from what local installers publish. An installer confirms the real price after seeing your floor, usually with a free visit. If you want quotes, leave your details and we will pass them to a local installer.
