Prep is the biggest variable. The slab is ground so the coating can grip, cracks are opened and filled, an old coating or sealer has to come off, and oil stains need treating. TORQ Coatings puts prep at 30 to 50 percent of the total. A quote far below the others usually skips some of it.
Moisture coming up through concrete is a common reason coatings lift. Careful installers test the slab first (ASTM F2170 in-slab humidity or ASTM F1869 calcium chloride) and add a moisture-mitigating primer when the readings call for it, which raises the price. Red Diamond Epoxy includes a moisture vapor barrier in every job and prices its flake floors at $7 to $12 per sq ft. At Ace Garage Pros a moisture barrier is one of the upgrades behind the high end of each range.
Solid-colour epoxy is the least expensive. Full flake is the most common garage floor. Polyaspartic and polyurea systems cost more, cure faster and are UV-stable. Metallic sits at the top: $10 per sq ft at Dallas Epoxy Guys and $12 to $18 at Red Diamond Epoxy.
The installers above price a 2-car garage at 400 to 576 sq ft. Ace Garage Pros prices a 1-car at 260 sq ft and a 3-car at 680. Small jobs often hit a minimum charge instead of the per-foot rate: Dallas Epoxy Guys sets a $2,500 minimum for floors up to 400 sq ft, and Ace Garage Pros starts at $1,850. Measure your floor and enter it in the calculator for a closer number.
Installers in Chicago and Dallas-Fort Worth, the two US metros we track, publish about $2,200 to $6,500 for a 2-car garage of 400 to 576 sq ft. The low end is a flake floor at one Dallas-Fort Worth installer. The top is a polyaspartic or polyurea system at one Chicago installer. The slab, the system and the city all move the price.
Ace Garage Pros, in Grapevine, Texas, publishes $1,850 to $2,509 for a 260 sq ft 1-car garage. Small floors often meet a minimum charge: Dallas Epoxy Guys sets a $2,500 minimum for floors up to 400 sq ft.
Ace Garage Pros publishes $4,080 to $6,562 for a 680 sq ft 3-car garage, the only 3-car price in the table above. For any other size, enter your square footage in the calculator.
Installed, published prices run about $5 to $12 per sq ft for flake floors, $5 to $13 for polyurea and polyaspartic systems, and $10 to $18 for metallic in Dallas-Fort Worth. One Chicago installer prices its epoxy systems at $2.50 to $7.
Prices vary by city. If your ZIP or postal code falls in a market we have researched, the calculator switches to that market's prices and says so. Anywhere else it shows a US-wide range. You can skip the ZIP code and still get a range.
No. It is a starting range. An installer confirms the real price after seeing your floor, usually with a free visit. If you want quotes, leave your details and we will pass them to an installer near you where we know one.
