Epoxy garage floor prices in 2026: what 16 installers in four cities publish
Published prices from Chicago, Dallas-Fort Worth, Toronto and Vancouver, read from each installer's own website on 6 October 2026.
Installer prices read · Published · How we research
Compiled by the Pictimate research team. Pictimate is a product of Dapperico Inc. in Toronto, which makes estimate pages for home-improvement contractors.
What this is
We read the prices that 16 garage floor coating installers publish on their own websites, four in each of four metro areas. This report puts those published prices side by side.
Three things to know before quoting anything here:
- These are published prices, not quotes and not invoices. An installer confirms a real price after seeing the floor.
- The sample is small: four installers per city. The figures are ranges and counts. There are no averages in this report, because an average of three or four numbers says nothing about a market.
- Chicago and Dallas-Fort Worth figures are in US dollars (US$). Toronto and Vancouver figures are in Canadian dollars (C$). Nothing is converted, and US and Canadian figures should not be compared directly.

Findings
Finding 1In every city, the highest published price for a 2-car garage is at least double the lowest.
Scroll sideways to see every column.
| Metro area | Installers publishing a 2-car price | Lowest published figure | Highest published figure |
|---|---|---|---|
| Chicago area | 3 of 4 | US$2,400 | US$6,500 |
| Dallas-Fort Worth | 3 of 4 | US$2,200 | US$6,000 |
| Toronto and GTA | 3 of 4 | C$2,400 | C$5,500+ |
| Metro Vancouver | 4 of 4 | C$2,400 | C$4,800 |
By our arithmetic the top figure is about 2.7 times the bottom figure in Chicago and in Dallas-Fort Worth, about 2.3 times in Toronto (where the top figure is published with a plus sign), and 2 times in Vancouver. In Chicago, Dallas-Fort Worth and Toronto the two ends come from different installers. In Vancouver both ends come from one installer's own range, and the other three sit inside it.
Finding 2A "2-car garage" is not one size. Installers price it at anything from 350 to 600 sq ft.
Eleven of the 16 installers state the floor area behind their garage price. The smallest is 350 to 425 sq ft and the largest is 400 to 600 sq ft. Two installers give a 2-car price with no size at all. A homeowner comparing two "2-car" prices may be comparing floors that differ by more than 200 sq ft.
Finding 3Thirteen of the 16 installers publish a price for a whole garage. Three publish a rate per square foot only.
In Chicago, no installer in the set publishes a 2-car price for an epoxy floor. All three Chicago 2-car prices are for polyurea or polyaspartic systems. The one Chicago installer that prices epoxy does so by the square foot only.
Finding 4Per square foot, the lowest published rate is US$2.50 and the highest is US$18.
- The lowest is an epoxy rate in the Chicago area: US$2.50 to US$7, with most jobs at US$3.75 to US$6.50. Our guide notes that this installer's published prices have not changed since at least 2021.
- The highest is metallic with a moisture vapor barrier included, in Dallas-Fort Worth: US$12 to US$18.
- In Canadian dollars the lowest is solid colour "from C$5" in Toronto, and the highest are metallic at C$11 to C$16+ and "from C$16" in Vancouver and quartz at C$11 to C$16 in Toronto.
- Flake floors, the most common garage system in these rows, are published at US$5 to US$12 in Chicago, US$5.50 to US$12 in Dallas-Fort Worth, C$7 to C$12 in Toronto and C$6 to C$11.50 in Vancouver. Across all polyurea and polyaspartic systems in Chicago the published rates run US$5 to US$13.
- No Chicago installer in the set publishes a metallic price.
Finding 5What is included explains part of the gap, and most published prices do not say.
- One Dallas-Fort Worth installer includes a moisture vapor barrier in every job. Its 2-car range, about US$3,500 to US$6,000, is the highest of the three published there. The other two publish US$2,200 to US$4,500 and US$2,640 to US$4,246.
- One Dallas-Fort Worth installer shows what upgrades do to one floor. Its 440 sq ft 2-car garage is US$2,640 as a standard install and US$4,246 with a moisture barrier, old-coating removal, an extra topcoat and premium flake. That is a difference of US$1,606 on the same floor (our arithmetic).
- One Toronto installer publishes a moisture primer add-on of C$1.50 to C$3 per sq ft.
- Five of the 16 installers name polyurea or a polyaspartic topcoat in the system they price. One states that diamond grinding is included. One states that repairs are extra.
- No row states whether sales tax is included. One Toronto installer calls its price "all in" without saying what that covers.
Finding 6Only two of the 16 installers publish a minimum job charge, and both are in Dallas-Fort Worth.
One sets a minimum of US$2,500 for residential floors up to 400 sq ft. Its flake rate is US$5.50 to US$7.00 per sq ft, which on a 400 sq ft floor would come to US$2,200 to US$2,800 (our arithmetic), so the minimum sits above the bottom of its own per-foot range. The other starts at US$1,850 for a 260 sq ft 1-car garage. By our arithmetic that is about US$7.12 per sq ft, against US$6.00 per sq ft for its 440 sq ft 2-car garage at US$2,640.
Finding 7About as many price sources were left out as were kept.
The research notes behind the four city guides name 17 businesses whose prices were found and then left out, against the 16 that were kept. Nine of the 17 did not pass the identity check. Five published a market range or typical local price instead of their own price. Three were left out while their identity stays open or until they show finished jobs of their own. One further page could not be reached and was dropped. These notes sit in the guide files and are not shown on the public pages, and this report does not name the businesses.
The guides do not record how many installers in each city publish no price at all, so this report cannot say what share of installers publish prices.

Read each column in its own currency. A row that says "one installer" is one business's published price and not a market figure.
Method
Where the prices come from. Every figure is a price an installer publishes on its own website as its own price. When a business gives a figure as the usual price in its area, that is a market range and it is left out. National cost guides and quote-request sites are not used.
Who is included. Before a business is cited we check that it is a real business with a name, that it has an address or a licence we can look up, that it shows real finished jobs of its own, that the price is its own published price, and that it shows no signs of being a lead seller, such as copied or AI-made photos shown as its own jobs, a made-up founder or licence, or a network of near-identical sites for different cities. A business that fails any of these is left out. A city is covered only when at least four installers pass.
Independence. We are not paid by the businesses we cite and are not affiliated with them.
How each figure was read. Each price was read from the installer's page itself, with the system it belongs to checked in context. All rows were re-read from the raw pages on 6 October 2026. Chicago was first collected on 1 October 2026. The identity checks were run again on 13 October 2026, and two Toronto figures (the metallic price and the quartz price) were re-read that day.
Dates on the installers' pages. A date is shown only when the installer's page states one. Six of the 16 pages do: February 2026, April 2026, July 2026, August 2026, October 2026 and one dated 2025. Ten carry no date. One Chicago installer's published prices have stood unchanged since at least 2021.
Limits
- Four installers per city is a small sample. It is not a survey, and it cannot support an average or a claim about a whole market.
- Published prices are ranges set by each installer for its own typical job. They cover different floor sizes, different systems and different inclusions.
- The Toronto and Vancouver rows give dollar figures without a currency code. They are prices published by Canadian installers on their own sites and are reported here as Canadian dollars. One Toronto installer's prices are labelled CAD on our basement guide.
- One Chicago-area installer is based in Sycamore and gives its price for Northern Illinois. One Vancouver source is a Canada-wide price list that its Vancouver location links to. One Vancouver installer gives C$8 to C$12 per sq ft for garage flake on its city pages, against C$8.50 to C$11.50 on the page cited.
- Prices change. Re-check an installer's page before repeating its figure.
