What Houston does to a garage floor

Humidity and moisture in the slab

NOAA's 1991 to 2020 hourly normals for July put the dew point at Houston's Bush Intercontinental Airport between about 71 and 76°F at every hour of the day. Houston Garage Floors calls the climate hot and humid, and says moisture from the ground can travel up through a slab and lift a coating, more so when the garage cools faster than the ground at the end of a hot day, or is air conditioned. It calls that rare, takes a moisture reading when it comes to quote, and recommends not coating a floor that shows the signs, such as small piles of salt on bare concrete. Epoxy Coatings Houston's warranty does not cover slabs with major outgassing or moisture-related issues. The two standard tests are ASTM F2170, which measures relative humidity inside the slab with probes, and ASTM F1869, which uses calcium chloride to measure how much vapor leaves the surface. Ask which one your installer uses and what reading it accepts.

Heat and sun at the garage door

Bush Intercontinental has about 111 days a year with a high of 90°F or more, and normal highs of 94.5°F in July and 94.9°F in August (NOAA NCEI climate normals, 1991 to 2020). Sun through an open door matters too. Houston Garage Floors says polyaspartic is UV stable and epoxy is not, and three of the four installers here finish their flake floors with polyaspartic: Houston Garage Floors with a polyaspartic clear coat, Epoxy Coatings Houston with a UV-stable polyaspartic topcoat and Houston Epoxy Installers with a non-yellowing UV polyaspartic topcoat. Astro Epoxy lists the topcoat among the things it confirms for a flake floor, and UV exposure for a metallic one.

Flooding

The National Weather Service's Houston office records that during Hurricane Harvey, in August 2017, tremendous rainfall rates brought flash flooding across much of Harris County, and only around 10 percent of the river forecast points in southeast Texas remained below flood stage. Heavy rain comes in ordinary years too: NOAA's 1991 to 2020 normals for Bush Intercontinental give 51.84 inches a year, with more than 15 days a year that bring an inch or more. If your garage has ever taken on water, say so before anything is coated. Astro Epoxy says it asks about peeling, dark areas, drainage, leaks and ground contact when it looks at a slab's moisture history, and Houston Garage Floors takes a moisture reading before it quotes.

Clay soil and cracks

The USDA's official description of the Lake Charles series, a clay soil it lists as extensive in Southeast Texas between the Colorado and Trinity Rivers, where Houston sits, says the soil cracks 1/2 to 2 inches wide at the surface when dry, and that the cracks open and close one or more times a year. Houston Garage Floors says every crack in a slab moves each day as the concrete heats and cools, and includes crack and hole filling in both of its packages, up to 1 inch wide on its heavy chip floor. Epoxy Coatings Houston repairs cracks and surface damage before its base coat, and Astro Epoxy separates surface defects it can repair from movement that needs different treatment. Houston Garage Floors also says polyaspartic flexes over a moving crack where epoxy cracks; that is its case for the system it sells.

Hot tires

Hot tire pickup is a hot tire lifting or peeling a coating. Three of the four installers name it in their warranties: Houston Garage Floors provides a warranty against peeling and hot-tire pickup, Epoxy Coatings Houston's warranty says hot tire pickup is covered, and Houston Epoxy Installers offers a lifetime warranty option against hot tire pickup, chipping and delamination over sound concrete. Houston Epoxy Installers says store-bought water-based kits peel under hot tires, and that it diamond grinds the slab before coating. Get the warranty terms in writing.

Garage sizes

Houston Garage Floors' packages cover a 1-car garage up to 200 sq ft, a 2-car up to 400 sq ft and a 3-car up to 600 sq ft, then charge by the square foot: $4.95 on its partial chip floor and $5.95 on its heavy chip floor. Houston Epoxy Installers' estimator uses 450 sq ft for a 2-car garage. Astro Epoxy's starting prices carry a 400 sq ft minimum project size, and Epoxy Coatings Houston gives no floor size with its 2-car and 3-car prices. Measure yours before you compare totals.

What the price includes

Houston Garage Floors includes diamond blade grinding and crack and hole filling in both of its packages. Epoxy Coatings Houston's process starts with diamond grinding and crack repair. Astro Epoxy says its starting prices assume straightforward conditions, and that its written estimate spells out the system, the scope and the warranty terms before any work begins. Ask what your quote includes before you compare totals.

Questions people in Houston ask

How much does it cost to epoxy a 2-car garage in Houston?

From Houston-area installers' own published prices: Houston Garage Floors charges $1,995 for a partial chip epoxy floor and $2,495 for a heavy chip polyaspartic floor, each up to 400 sq ft. Epoxy Coatings Houston lists a 2-car garage at $1,999, and Houston Epoxy Installers' online cost estimator shows $2,025 for 450 sq ft of polyaspartic flake. Astro Epoxy publishes rates instead: flake from $3 per sq ft, with a 400 sq ft minimum. Cracks, moisture, an old coating and the size of your garage all move the price.

How much does a 3-car garage floor coating cost in Houston?

Epoxy Coatings Houston lists a 3-car garage at $2,999, and Houston Garage Floors charges $3,495 for its heavy chip polyaspartic floor on the first 600 sq ft, then $5.95 per sq ft. Epoxy Coatings Houston gives no floor size with its price, so measure your garage before you compare.

Epoxy or polyaspartic for a Houston garage?

Three of the four installers here put polyaspartic on top. Epoxy Coatings Houston and Houston Epoxy Installers lay an epoxy base coat and flake under a polyaspartic topcoat, and Houston Garage Floors seals its partial chip epoxy floor with polyaspartic and builds its heavy chip floor from polyaspartic alone. Houston Garage Floors says polyaspartic is UV stable and flexes over moving cracks where epoxy does not; that is its case for the system it sells. All four say they grind or mechanically prepare the slab first, and Astro Epoxy puts it plainly: prep decides how a floor holds up.

Do I need a moisture test before coating a garage floor in Houston?

It is worth asking for, and if your garage has ever flooded, tell the installer. Houston Garage Floors says moisture from the ground can travel up through a slab and lift a coating, though it calls that rare, and it takes a moisture reading when it comes to quote. Astro Epoxy asks about a slab's moisture history, and Epoxy Coatings Houston's warranty does not cover slabs with major moisture-related issues. The standard tests are ASTM F2170, a probe test of relative humidity inside the slab, and ASTM F1869, a calcium chloride test of the vapor leaving the surface. Ask which one your installer uses and what reading it accepts.

Do I pay sales tax on a garage floor coating in Texas?

The Texas Comptroller says labor to repair, remodel or restore residential real property is not taxable. On a lump-sum contract the contractor pays tax on materials when buying them; on a separated contract, tax applies to the materials portion. Check how your installer bills it. None of the four price pages here says whether tax is included.

How long before I can park on a new garage floor?

Houston Garage Floors says you can drive on its polyaspartic floor 12 hours after the clear coat goes down. Houston Epoxy Installers says you can park on its floors in 24 to 48 hours. Epoxy Coatings Houston's cure guide asks for at least 72 hours before vehicles on its epoxy floors. Your installer will give you the times for the products they use.
