Each row is an installer's own published price, as on our city guides. Garage Floors 4 Less publishes one Canada-wide price list, which its Vancouver and Edmonton locations link to, so it sits under both cities. The second GLI row is a basement price and is not part of the garage figures above. M&M Floors says its per sq ft prices include grinding, crack repair and a topcoat, and Whitcrete's figures are what its calculator shows for a floor in good condition. Prices as published on each source's own site, re-checked October 13, 2026. They change, and none of them is a quote. Pictimate is not affiliated with these businesses.

What changes the price in Canada

Winter, and when a floor can be coated

Cold decides which product can go down and when. In Edmonton, M&M Floors gives about 10°C as the lowest air and slab temperature for epoxy, says the resin needs heaters below 5°C, and warns that winter installs may carry a small heat surcharge. Polyaspartic goes down colder: M&M installs it down to about -5°C, in heated garages or under tarps and heaters from January to March. Garage Boss says its polyaspartic can be applied above -6.7°C, and Garage Strategies installs all winter and gives -20°C to 40°C as the application range of its own product. Each figure is that installer's statement about the product it uses. The product's data sheet sets the limit, so ask which product goes down in winter and what temperature it needs.

Freeze-thaw, city by city

How often a garage slab freezes depends on where you live. Environment and Climate Change Canada's 1991 to 2020 normals count about 40 nights a year at or below freezing at Vancouver International Airport, about 131 at Toronto Pearson, about 179 at Edmonton's city station and about 211 at Edmonton's international airport. On about 86 days a year Edmonton never gets above 0°C. In Toronto, GLI Epoxy Flooring says freeze-thaw cycles and road salt make good surface prep essential.

Road salt and meltwater

Tires carry salt and slush into the garage all winter. In Toronto, GLI Epoxy Flooring names salt, snowmelt and freeze-thaw among the things that attack bare concrete every year, and Polished Floors says salt, snow and water can stain, weaken and wear down unprotected concrete over time. In Edmonton, Whitcrete says its polyaspartic holds up well against salt and calcium chloride, Garage Strategies lists salt among the chemicals its coating resists, and M&M Floors calls a polyaspartic topcoat worth the upgrade in Alberta for road salt and hot tires. These are installers' statements about their own products, not test results.

Wet winters and moisture

Vancouver freezes far less often, and its problem is water. Epoxy Experts says wet winters there push moisture up through older concrete, starts every job with a moisture test, and prices a moisture-mitigating primer after seeing the results. In Toronto, GLI Epoxy Flooring publishes $1.50 to $3 per sq ft for a moisture-mitigating primer on basement floors.

Cracks, old coatings and prep

The condition of the slab moves the price in every city. Whitcrete's calculator adds $150 for a few cracks and minor spalling, $300 for many cracks and moderate spalling, and $500 for cracks, spalling and pitting. M&M Floors budgets $0.75 to $1.50 more per sq ft for heavy prep: old paint, oil stains, cracks or pitted concrete. Epoxy Experts includes diamond grinding in its per sq ft rates. Priority One says removal, extensive repairs and moisture treatment can change its total.

The system you choose

In Toronto and Edmonton, solid colour is the lowest published price per sq ft. At Epoxy Experts in Vancouver, solid colour and flake cost about the same. Metallic and quartz sit at the top wherever an installer publishes them. Polyaspartic costs more than epoxy where one installer prices both: M&M Floors prices vinyl flake epoxy at $6.50 to $8.50 per sq ft and polyaspartic at $8.50 to $11, or adds $1.50 to $2.50 for a polyaspartic topcoat over epoxy.

Garage size and minimum charges

A 2-car garage is not one size. Garage Floors 4 Less lists it as 350 to 425 sq ft, GLI Epoxy Flooring as about 400, Surface Coating Experts and Epoxy Dudes as 400 to 500, Epoxy Experts as 400 to 600, Whitcrete as 425 to 599, and M&M Floors as 484. Small floors can meet a minimum charge instead of the per sq ft rate: M&M Floors sets a minimum of $1,800, and Garage Boss's sale price needs a minimum square footage. Measure your floor before you compare totals.

Sales tax on a garage floor, by province

The Canada Revenue Agency's rate table (canada.ca, GST/HST calculator and rates) lists Ontario at 13% HST, British Columbia at 5% GST and Alberta at 5% GST.

Ontario: the HST is 13%.

British Columbia: you pay 5% GST. On a floor coating installed in your home, BC has the contractor pay the PST on materials, so there is normally no PST line on your bill.

Alberta: you pay 5% GST. Alberta has no provincial sales tax, so GST is the only sales tax on the bill.

Most published prices don't say whether tax is included, so ask before you compare quotes.

Questions people in Canada ask

How much does it cost to epoxy a 2-car garage in Canada?

In the three Canadian cities we track, installers publish $2,400 to $5,500 and up for a 2-car garage, in Canadian dollars. Toronto and the GTA run $2,400 to $5,500 and up, Vancouver $2,400 to $4,800, and Edmonton about $2,800 to $5,200. The size of the garage, the system and the condition of the slab all move the price.

What does an epoxy garage floor cost per square foot in Canada?

From installers' own published prices in Toronto, Vancouver and Edmonton, in Canadian dollars: flake floors run $6 to $12 per sq ft, solid colour from $5 to about $7, metallic $9 to $16 and up, and quartz $10 to $16. In Edmonton, three installers price a polyaspartic flake floor between $5.79 and $7.50.

Are these prices in Canadian dollars?

Yes. Every figure on this page is in Canadian dollars, as published by installers in Toronto, Vancouver and Edmonton. Nothing is converted from US prices. What US installers publish, in US dollars, is on our US guide.

Do I pay GST, HST or PST on a garage floor coating?

It depends on the province. The Canada Revenue Agency lists Ontario at 13% HST, and British Columbia and Alberta at 5% GST (canada.ca, GST/HST calculator and rates). Alberta has no provincial sales tax. BC treats a coating installed on your slab as part of your home, so the contractor pays the 7% PST when buying the materials, and the installation itself isn't subject to PST (gov.bc.ca, PST for real property contractors). Most published prices don't say whether tax is included, so ask before you compare quotes.

Can a garage floor be coated in a Canadian winter?

Yes, with the right product and often with heat. M&M Floors, near Edmonton, gives about 10°C as the minimum for epoxy and installs polyaspartic down to about -5°C in heated garages or under tarps and heaters. Garage Boss says its polyaspartic can be applied above -6.7°C, and Garage Strategies installs its own all winter. The product's data sheet sets the limit.

Will road salt damage a coated garage floor?

Toronto installers GLI Epoxy Flooring and Polished Floors describe salt wearing down bare, unprotected concrete. Edmonton installers say their topcoats stand up to it: Whitcrete names salt and calcium chloride, and Garage Strategies lists salt among the chemicals its coating resists. Those are the installers' own statements, so ask what the warranty says about salt and de-icers.

Which Canadian cities have a cost calculator?

Toronto and the GTA, Metro Vancouver and the Edmonton area are the cities we have researched. Enter a postal code at the top of this page and it opens that city's calculator, in Canadian dollars, where you can also see the floor in a photo of your own garage. Where a city's calculator is not available yet, the page links to that city's guide. Anywhere else in Canada there is no calculator yet, and the table above shows what installers in the three cities publish.

Is any of this a quote?

No. These are prices installers publish on their own sites, and they change. An installer confirms the real price after seeing your floor, usually with a free visit.
