Polyaspartic and polyurea garage floor cost (2026)

Researched by the Pictimate research team · Sources checked October 13, 2026 · How we research

Ten installers publish their own price for a polyaspartic or polyurea garage floor on pages we could check: five in the United States and five in Canada. In US dollars, they publish $5 to $13 per square foot installed, and $2,000 to $6,500 for a 2-car garage.[1 to 4] In Canadian dollars, they publish from $5.79 to $11 per square foot, and about $2,800 to $5,200 for a 2-car garage.[5 to 8]

These are ranges across installers, not averages. Each end belongs to one named installer in the tables below. The two currencies are kept apart, and nothing is converted. Where an installer spells out the layers, the usual floor is a polyurea or polyaspartic base coat, vinyl flake and a clear polyaspartic topcoat.[2, 4, 5, 9] Two of the Canadian installers put the polyaspartic topcoat over an epoxy base.[6, 7] Most of the ten advertise a one-day install.[1, 2, 4, 5, 9 to 11]

Every price was read on the installer's own page on October 13, 2026. Prices change, and none of them is a quote.

Prices as each installer publishes them on its own site. They change, and none of them is a quote. Pictimate is not affiliated with these businesses.

Per square foot, the five run from $5 to $13. The $5 is the low end at A1 Concrete Coatings and the solid colour low end at Professional Garage Concepts. The $13 is the top of TORQ Coatings' range.[1 to 3]

For a 2-car garage, the five run from $2,000 to $6,500, on garages of about 360 to 576 sq ft. The low end is Croc Coatings at about 360 sq ft. The top is TORQ Coatings at 500 sq ft.[1, 3, 4] The sizes differ, so compare the price per square foot and your own measurements, not the totals alone.

Three of the five are in the Chicago area and northern Illinois, one is in Texas and one is in the Inland Northwest. That is five installers, not a national average.

Polyurea garage floor coating cost

A polyurea garage floor usually costs the same as a polyaspartic one, because on most quotes the two are layers of one floor.[2, 4, 9] Integrity Concrete Coatings says so directly: its polyurea garage floor cost is the same $6 to $10 per square foot (US dollars), because its garage floors are a polyurea base under a polyaspartic topcoat, priced as one system.[9] Professional Garage Concepts and Croc Coatings build their floors the same way, and A1 Concrete Coatings and TORQ Coatings name both chemistries for theirs.[1 to 4]

The names overlap because polyaspartic is a kind of polyurea. Laticrete, for one, sells its polyaspartic as an aliphatic polyurea. That is why quotes mix the words "polyurea" and "polyaspartic".[13 to 15] Garage Boss and Professional Garage Concepts describe polyaspartic the same way on their own pages.[2, 10]

A polyurea base coat is not always the same product as the polyaspartic topcoat over it. Penntek, for example, sells a polyurea/polyurethane base coat and a polyaspartic topcoat for flake floors, and says its topcoat is not meant to go straight onto concrete.[16, 17] So ask what goes into each coat. The prices above are for the whole floor either way.

What a polyaspartic topcoat adds over an epoxy topcoat

One installer on this page publishes its own price both ways: M&M Floors, near Edmonton. Its figures are in Canadian dollars.[6, 8]

On M&M's own 2-car example of 484 sq ft, the $1.50 to $2.50 add-on comes to $726 to $1,210. That is our arithmetic from its rate card, not a figure it publishes.[8] M&M also puts the gap as a percentage: its polyaspartic-only systems run 25 to 35% more than epoxy-only.[6]

No US installer on this page publishes its own price both ways, so we give no US figure for the gap. Professional Garage Concepts, which installs both, says epoxy material is cheaper per gallon but polyaspartic installs faster, so the finished prices per square foot land closer than people expect.[12] Garage Strategies in Edmonton says its price may be slightly higher than an epoxy installation.[5] Elite Crete, a coating maker, says polyaspartic has a higher material cost than basic epoxies.[14]

Whether the topcoat is worth it for your garage is a different question, and we cover it in polyaspartic vs epoxy garage floors.

One-day garage floor coating cost, and what is included

A one-day floor does not have its own price list. The installers here that sell one-day installs price them per square foot like any other floor. In US dollars: A1 Concrete Coatings $5 to $12, Integrity Concrete Coatings $6 to $10, Professional Garage Concepts $6 to $10 for full flake, and Croc Coatings $7 to $9 as a base price.[1, 2, 4, 9] In Edmonton, in Canadian dollars: Garage Strategies from $5.79, Garage Boss $6.95 at its regular price, and Whitcrete $6.95 to $7.50 depending on the size of the garage.[5, 10, 11]

What installers say the price includes

  • Integrity Concrete Coatings: the assessment, diamond grinding and prep, the polyurea base coat, a full flake broadcast, the clear polyaspartic topcoat and the install. It says almost every floor it quotes stays inside its range, repairs included.[9]
  • Professional Garage Concepts: a full diamond grind and joint detailing, crack, spall and pop-out repair, the polyurea base coat, flake broadcast until the floor will take no more, scraping and vacuuming, and a clear polyaspartic topcoat.[2, 12]
  • Croc Coatings: its base price covers a single-colour flake floor in good condition.[4]
  • TORQ Coatings: grinding, coating application and standard flake coverage.[3]
  • Garage Strategies: concrete repair, then diamond grinding, two colour base coats, a full flake broadcast and a clear polyaspartic topcoat.[5]
  • Garage Boss: diamond grinding, and repair of cracks and damage.[10]

What is usually extra

  • A moisture vapor barrier primer. Professional Garage Concepts prices it as a $1 to $2 per square foot add-on (US dollars) and adds a cure day to the schedule.[2]
  • Removing an old coating, and heavy spall repair. Professional Garage Concepts itemises both on its written quote. At Integrity Concrete Coatings, removal moves a floor up inside its range.[2, 9]
  • Damaged floors and decorative upgrades at Croc Coatings. Cracks, spalling or a failed earlier coating add $1 to $3 per square foot in prep, and decorative flake blends and custom colours add 15 to 40% to its base price (US dollars).[4]
  • Premium flake blends, stem walls and the concrete lip outside the door, at TORQ Coatings. Garage Boss lists stem wall and stair coating as options.[3, 10]

One day of work is not always one day until you park

One day is the install. When the car goes back in depends on the installer and the product.

  • About 24 hours. Professional Garage Concepts says vehicles can return about 24 hours after the topcoat. Whitcrete, Garage Boss and Garage Strategies each say 24 hours, and Croc Coatings says the next morning.[2, 4, 5, 10, 11]
  • 72 hours. Integrity Concrete Coatings says you can walk on its floor at 24 hours, bring back small items under 100 pounds at 48 hours and park at 72 hours, and that cold weather can stretch those times.[15]
  • Priority One Epoxy Flooring, in Richmond, BC, says a one-day application does not automatically mean next-day parking.[18]

Manufacturers' data sheets show the same spread. Polyaspartic: foot traffic in about 2 to 6 hours on faster grades, and vehicles often at 24 hours.[13, 19, 20] Some polyaspartics take longer. One maker's extra-slow grade needs 3 days before heavy traffic, and Westcoat says 72 hours before tires on its polyaspartic.[20, 21]

Cold slows every coating, and dry air slows polyaspartic. Data sheet times assume about 70 to 77°F, and Simiron says to expect longer traffic times for its polyaspartic when it is cooler than 72°F or the humidity is under 50% during cure.[13, 20, 22] Ask your installer for the day you can park, in writing, based on the products and the weather on install day.

When one day is not enough

Professional Garage Concepts says one-day is not always the right call. A slab soaked with oil needs degreasing and time to dry out. A slab with high moisture vapor needs an epoxy vapor barrier primer with its own cure schedule. Heavy spalling or a failed earlier coating needs a removal day first, and three-car and oversized garages sometimes run into a second day.[12] TORQ Coatings, which gives 2 to 3 days for its installs, warns against one-day promises on the grounds that prep cannot be rushed.[3]

Floors with an epoxy base take longer. Wish Coatings installs most of its floors in about two days.[7] With a hybrid, the base sets the schedule. A 100% solids epoxy base needs 5 to 14 hours before the next coat, depending on its cure speed, and about 2 days before heavy traffic.[23] A fast-cure epoxy base is what makes a one-day hybrid possible.[24]

What changes the price

The condition of the concrete

At Integrity Concrete Coatings, new, sound concrete lands near $6 per square foot and a slab with cracks or pitting moves toward $10 (US dollars). TORQ Coatings puts prep at 30 to 50% of the total.[3, 9] Two Edmonton installers price repairs as add-ons, in Canadian dollars. Whitcrete's calculator adds $150 for a few cracks and minor spalling, $300 for many cracks and moderate spalling, and $500 for cracks, spalling and pitting. M&M Floors budgets $0.75 to $1.50 more per square foot for heavy prep.[8, 11]

An old coating

It has to come off first. That adds grinding time at Integrity Concrete Coatings and can add a removal day at Professional Garage Concepts.[9, 12]

Moisture in the slab

Many polyaspartic data sheets set the limit at 75% relative humidity inside the slab. Above the limit, makers call for a moisture vapor barrier primer first, often an epoxy.[13, 20, 25, 26] Professional Garage Concepts prices that primer at $1 to $2 per square foot (US dollars).[2]

The size of the garage

Small floors cost more per square foot. TORQ Coatings' example is $12 per square foot for a 250 sq ft one-car garage against $8 for a 750 sq ft three-car garage (US dollars).[3] In Canadian dollars, Whitcrete charges $7.50 for a single garage, $7 for a double and $6.95 for a triple, and M&M Floors has a minimum charge of $1,800.[8, 11]

Flake and finish

Professional Garage Concepts prices solid colour at $5 to $6.50 and full flake at $6 to $10 per square foot (US dollars).[2] A1 Concrete Coatings says premium finishes, such as a custom flake blend or an extra-thick broadcast, push its flake system toward $10 to $12 (US dollars).[1] At Integrity Concrete Coatings every floor gets a full flake broadcast, so the finish does not change the price.[9] M&M Floors adds about $0.40 per square foot for a full flake broadcast over a light scatter (Canadian dollars).[8]

Stem walls, steps and the lip outside the door

TORQ Coatings, Garage Boss and Whitcrete each name them as options or as things that change the total. Check that your quote says whether they are included.[3, 10, 11]

Winter

M&M Floors says winter installs may carry a small heat surcharge.[8]

How much does a polyaspartic floor cost for a 2-car garage?

In US dollars, $2,000 to $6,500 across five installers, on garages of about 360 to 576 sq ft: Croc Coatings $2,000 to $5,800, Professional Garage Concepts $2,200 to $4,500, A1 Concrete Coatings $2,400 to $5,800, Integrity Concrete Coatings $2,640 to $4,400, and TORQ Coatings $3,500 to $6,500.[1 to 4, 9] In Canadian dollars, about $2,800 to $5,200 across the three installers that publish a figure, on garages of 400 to 484 sq ft.[7, 8, 11]

Is a polyurea garage floor cheaper than a polyaspartic one?

Usually it is the same floor at the same price. Integrity Concrete Coatings charges the same $6 to $10 per square foot (US dollars) whichever name you ask for, because its floors are a polyurea base under a polyaspartic topcoat.[9] Polyaspartic is a kind of polyurea, and Laticrete sells its polyaspartic as an aliphatic polyurea.[13, 15]

How much does a one-day garage floor coating cost?

The same per square foot as the installer's other polyaspartic or polyurea floors. In US dollars: A1 Concrete Coatings $5 to $12, Integrity Concrete Coatings $6 to $10, Professional Garage Concepts $6 to $10 for full flake, and Croc Coatings $7 to $9 as a base price.[1, 2, 4, 9] In Canadian dollars, in Edmonton: Garage Strategies from $5.79, Garage Boss $6.95 and Whitcrete $6.95 to $7.50.[5, 10, 11] At Professional Garage Concepts, a moisture barrier primer, removal of an old coating and heavy spall repair are extra, and can add a day.[2, 12]

How much does a polyaspartic topcoat add over epoxy?

M&M Floors, near Edmonton, is the one installer on this page that publishes it: a polyaspartic topcoat adds $1.50 to $2.50 per square foot to any of its systems, in Canadian dollars.[8] Its polyaspartic price of $8.50 to $11.00 is $2 above its epoxy price of $6.50 to $9.00 at each end.[6] No US installer on this page publishes its own price both ways.

Can I park on a one-day floor the next day?

Often, but not always. Professional Garage Concepts, Whitcrete, Garage Boss, Garage Strategies and Croc Coatings each give about 24 hours or the next morning.[2, 4, 5, 10, 11] Integrity Concrete Coatings asks for 72 hours before you park.[15] Data sheets vary the same way, from 24 hours on many polyaspartics to 72 hours before tires on Westcoat's.[13, 20, 21] Ask for the park date in writing.
